What is property fraud?
What is property fraud?
- Property fraud is a growing white-collar crime where thieves record documents against your property in an effort to establish ownership for financial gain.
- Be vigilant and subscribe to our free Fraud Notify service.
- Fraud Notify sends you an automated email alert any time a document is recorded in our office using your name or property’s parcel number. You then decide if the recording is legitimate or fraudulent and take the necessary actions.

Duties of the Recorder's Office:
- Under UCA 17-21 The County Recorder will:
- Be custodian for all recorded documents (UCA 17-21-1)
- Not alter any record (UCA 17-21-17)
- Check that a document meets the recording requirements before recording (UCA 17-21)
- Endorse all documents present for recording (UCA 17-21-13)
- Keep an index of all recorded documents (UCA 17-21-9, 10 & 14)
- Report all property changes to the County Assessor's Office (UCA 17-21-22)
- Expect payment in advance (UCA 17-21-18)
- Follow fees established by Utah Legislature (UCA 17-21-18.5)
The Recorder Does:
- Record and store land documents for the public record.
- Assist the public in locating real property parcels on ownership plats
- Assist the public in locating records
- Sell copies of documents and plats to the public
- Provide certified copies of documents for a fee. These may be recorded in the office of any other County Recorder in the State. (Utah Codes 17-21-4, 57-3-104)
- Record Military Discharges and provide certified copies of these documents at no charge
County Recorder Does NOT:
- Prepare legal documents
- Interpret legal documents
- Create legal descriptions
- Provide engineering services for the public
- Give legal advice
- Perform title searches, check for liens, nor locate easements for the public
- Do research

The Sanpete County Recorder's Office has been appointed to act as the depository of survey plats which is required to be filed with the County Surveyor as per section 17-23-17 UCA.
